Stone-Coated Steel

Look beyond the tile, shake or shingle appearance to the base steel, coating, fastening method, flashings and marine exclusions.

Stone-coated steel uses formed metal panels with a textured granule finish. Profiles can resemble tile, shake or shingles, but appearance does not establish the attachment method, tested assembly or suitability for a particular property. Ask for the exact profile and installation documents, including whether the system is direct-to-deck or uses battens and how hips, ridges, valleys and penetrations are completed.

Read the coastal warranty itself

A product’s substrate and finish warranty may define coastal exposure differently from another manufacturer. Distance from breaking surf, salt water, bays or marshes can matter, as can maintenance, drainage and contact with dissimilar materials. Do not rely on a universal mileage rule. Give the manufacturer or authorized representative the property address and obtain written confirmation that the proposed system qualifies.

Document ratings rather than assuming them

Impact classifications and wind approvals belong to specific products and assemblies. If either matters to the decision, request the supporting report and confirm that the proposed installation matches it. Florida insurers must offer actuarially reasonable credits for qualifying mitigation features, but a product label does not promise a specific policy credit. Ask the carrier what documentation it accepts before signing.

A useful comparison includes access and repairability as well as appearance. Ask how a damaged panel can be removed, whether matching material is expected to remain available and what happens at transitions to low-slope roofs or other materials. Those answers are specific to the profile and installer’s method.
